
Seller’s Home Inspection Prep Checklist
Your trusted guide to a thorough home inspection. Use this checklist to ensure every detail is covered before making your next move.
Access & Entry

Provide keys or remotes for areas that are normally locked.

Make sure the inspector has clear access to:

Attic hatch

Crawlspace entry

Basement

Electrical panel

Water heater & furnace/AC

Sump pump

Pets & People
-
Secure pets in a crate, separate room, or off-site during the inspection.

Plan to be away for 2–3 hours (buyers and agents usually attend).
Utilities & Systems

Ensure all utilities are on: water, electric, and gas.

Leave pilot lights lit (fireplace, furnace, water heater).

Replace burnt-out light bulbs so inspectors don’t have to note “light inoperable.”

Label or identify any unusual systems.

Eliminate any tripping hazards like cords

Exterior Prep

Unlock gates and provide access to sheds/outbuildings.

Trim back plants blocking entryways, meters, faucets, or hose bibs.

Move vehicles for easy exterior access.
Clear & Tidy

Tidy up rooms, especially utility areas, under sinks, and closets.

Remove items blocking doors, windows, or access panels.

Tidy up attic spaces so the hatch isn’t blocked.
Helpful Extras

Leave receipts or service tags for HVAC, roof, or recent repairs.

If you have warranties (roof, appliances, radon system, etc.), leave them out to be seen.

Leave the house for the duration of the inspection if possible—inspectors work best without distractions.
