Exterior
The exterior walls, windows, doors, and roof are meticulously inspected to be sure all components are in good working order. Deficient areas will be identified and solutions will be presented to bring the deficiency up to acceptable standards. Basic and future maintenance areas will be pinpointed requiring immediate and periodic maintenance.
Grounds
A thorough check of the property will be performed to uncover any potential issues relating to grading, sidewalks, driveways, decks, patios, overhead utilities, and retaining wall systems.
Interior
Walls, ceilings, and floors are analyzed for clues of structural issues, unusual setting and water leaks. Doors, windows, cabinets, and closet shelf systems are inspected to ensure proper installation. Stairways are checked to ensure uniform rise and run, and secure railings.
Electrical
The electrical system is examined from point of entrance, to the outlets, and switches. The electric service panel is checked to ensure correct wiring practices have been followed. Outlets and switches are tested in each room for correct wiring and operation. Ground Fault Circuit Interrupter (GFCI) outlets and Arc Fault Circuit Interrupter (AFCI) breakers are also tested for proper and safe operation.
Plumbing
We will identify the types of supply and waist piping throughout the house and check for areas of potential problems. Inspection of the operation of all faucets, sinks, tubs, showers, and toilets will also be performed. We evaluate drainage lines for leaks and proper drainage in sinks, tubs/showers, and toilets. The water heater is also examined for proper installation and operation.
Heating and Air Conditioning
An inspection of the furnace and air conditioning units are performed to ensure that they are in good repair and are operating correctly. Â The distribution system is checked to ensure proper air flow is available in each room. Â Gas line connections and gas appliances are tested for leaks.
Foundation
The foundation is analyzed to determine if there is irregular setting, bowing, or cracking on the wall surfaces. Floor and wall structural systems are inspected to ensure there are no deficiencies.
Roof
The Shingles, flashing, vents, chimneys, and drainage system are examined to ensure proper installation and wear.
Infrared Scanning
Your inspector uses a state of the art infrared camera to help detect hidden deficiencies such as missing insulation, hot spots in the electrical system, and checking the HVAC.
Post Inspection Walk Through
Included with any full home inspection is a post inspection walkthrough to allow you to ask any questions in person about any deficiencies found during the inspection.
